Switching property managers in Port Aransas without losing bookings

Switching property managers in Port Aransas takes one notice letter, one calendar handover and about a week of onboarding. Your confirmed bookings do not have to be cancelled. Here is the sequence we run, and what to check in your current agreement before you send notice. PAVC's own exit terms are the same in both directions: 30 days' notice, no termination fee.

Step 1: Read the exit terms in your current agreement

  • Notice period, and whether it runs from the end of a month or from the date you send it.
  • Any termination fee, or a minimum term that has not run out.
  • Who owns the listing, the photos and the reviews, and whether they transfer.
  • What happens to bookings that check in after the end date, and who keeps the deposits.
  • When the final statement and final payout arrive.

Step 2: Send us one owner statement before you decide

Send one month's owner statement and we rebuild the same month under PAVC, line by line: same bookings, our 16% on net rental revenue, cleaning at documented cost, no markups. You decide on the real difference, not the advertised rate. There is no charge and no obligation.

Step 3: Give notice, keep the calendar

Once notice is in, the goal is that no guest notices. Reservations that check in before the end date run under the old manager. Reservations after it move with the home: if the listing is yours, we take over as co-host and nothing changes for the guest; if the listing belongs to the old manager, those stays complete there and new dates open on your listing or on ours. We collect the guest details, house rules, door codes and vendor contacts during the walk-through so nothing is lost in the gap.

Step 4: Onboarding, live in five days

  1. 1Walk-through and readiness inspection: full property assessment, safety review and supply recommendations.
  2. 2Photography and listing build: professional photography, Airbnb and direct listings created at our expense. No onboarding fee.
  3. 3PMS integration and owner portal: calendar sync, automation setup and hotel occupancy tax configuration.
  4. 4Guest-ready staging and inspection: final walkthrough, inspection documentation and quality-control sign-off.
  5. 5Go live. Most ready homes are live within five business days of onboarding.

Permit and tax continuity

The City of Port Aransas short-term rental registration is per property, expires on December 31 each year and is not pro-rated, so a switch mid-year does not usually mean a new registration. What must change on day one is the emergency contact on file with the city: the city's hotline expects a response within 60 minutes of a complaint. Hotel occupancy tax is filed monthly, due the 20th of the following month, so the month you switch is split between managers and both must file their share. We handle our side of both. What we need from you

Access to the home, insurance details, your preferred vendor contacts, and anything specific to your home that is helpful for us to know. Our guest-readiness assessment is performed first, with any recommended maintenance and cleaning items documented and completed without delay, typically at no charge. Assuming no external delays, homes are listed and taking bookings in under a week.

Questions owners ask

Straight answers

How much notice do I have to give my current property manager?+
Whatever your agreement says; 30 days is common. Read the notice clause for the start date it uses and any termination fee. PAVC's own agreement can be ended by either side with 30 days' notice and no fee.
Will I lose bookings when I switch managers?+
No. Confirmed bookings are honored through checkout. Stays that begin before the switch date complete under the old manager; later stays move with the home to your listing or ours.
Is there a fee to switch to PAVC?+
No. There is no onboarding fee and no listing-setup fee. Photography and listing builds are at our expense.
What happens to my Airbnb reviews when I switch?+
If the listing is in your account, your reviews stay with you and PAVC joins as co-host. If the listing belongs to the old manager, its reviews stay with that listing; we build a new listing and the home's reviews start again there.
How long does onboarding take?+
Most ready homes are live within five business days: walk-through and inspection, photography and listing build, PMS and owner-portal setup, guest-ready staging, then go live.
Can I switch in the middle of the season?+
Yes. Bookings already on the calendar are honored, and the handover is planned around them so no guest is affected.
