Airbnb management and co-hosting in Port Aransas
Port A Vacation Company manages Port Aransas Airbnb listings two ways: as the co-host on your own listing, or as full-service host of record under our listings. Either way the fee is a flat 16% on net rental revenue, the same W-2 team cleans and inspects the home, and the same person answers the guest. Roughly half the homes we manage today are co-hosted.

Co-hosting: keep your listing, hand off the work
You add Port A Vacation Company as a co-host on your existing Airbnb listing. The listing, the reviews and your Superhost history stay in your account and stay yours. We take over pricing, the calendar, guest messaging and screening, cleaning and turnover, inspections, damage claims and the hotel occupancy tax filing.
Airbnb keeps paying you directly. At month end we send an itemized statement and invoice the 16% on net rental revenue, with cleaning shown as its own line. You see every booking in your own Airbnb account and every dollar on one statement.
Full-service: we host, you get a statement and a payout
If you would rather not run an Airbnb account at all, we list the home under ours. Guests then book across Airbnb, VRBO and portavacation.co, we collect, and you receive an itemized monthly statement with the payout. Photography and listing builds are at our expense, with no onboarding fee.
Which one fits your home
- Choose co-hosting if you already have a listing with reviews you want to keep, or you want to watch bookings land in your own account.
- Choose full-service if you are new to renting, want one statement and one payout, or want the home on VRBO and direct as well without managing any accounts.
- Either way you keep unlimited personal-use holds: block dates from your owner portal, or with one text to us.
Same payout on every channel
Our rates are structured so that you don't lose out when guests book through popular platforms. On the same booking, your payout lands within 1% whether it comes through Airbnb, VRBO or direct. The worked numbers are on the pricing page.
What it looks like from the owner's side
“Luckily we found PAVC, and we now have a great co-host, great cleaning crew, and a very responsive team. We achieved Guest Favorite Superhost status, and a 4.9 rating on Airbnb. If you are looking for a co-host, Port Aransas Vacation Company will not let you down.”
Airbnb and the hotel occupancy tax
Airbnb remits the 6% Texas state hotel occupancy tax under its own account. It does not remit the 9% City of Port Aransas tax. That 9% is collected from the guest as a tax line on the booking and has to be filed with the city every month by the host or the manager. For homes we co-host or manage, that filing is ours. The full breakdown is in the permit and tax guide.
Onboarding a co-host listing
Add us as co-host, and we schedule the walk-through and readiness inspection, set the pricing strategy and the floor price you choose, brief the cleaning team on the home's written standard, and go live. Most ready homes are taking bookings within five business days. If another co-host or manager is on the listing today, switching covers the handover.
